Inspection Completed + Findings

Hello everyone!  I wanted to sit for a brief minute to update you on how our inspection went!

You all know that we, like many of you, hired our own inspector to do a full sweep of our place before they installed the drywall.  I decided on a women-owned company to do the inspection from the list of candidates provided by our broker.  It was really funny that when the inspector showed up, it...was...a...man!  HAHAHAHA  Apparently, my hubby knew this from an earlier conversation but I had no clue.  LOL

Anyways, he was very friendly but also very thorough.  He did not find many errors at all and was very impressed with the framing of the home.
Here is the list of his findings:
  • Make sure that all electricity has fire draft sealant  (some orange foam stuff) between floors
  • There was a wall in one of the secondary bedrooms where the wood was not flush.  He said this is what will cause a crack later as the house lose water over time.  The inspector said we can expect the home to lose about 2,000 lbs. of water within the first year.  YIKES...sounds crazy right?
  • The master tub liner was not in place.  He said to have that put on to prevent any future damage.  
  • The drip pan for the furnace was damaged.  Replacement required.
We shot the report, which also included pictures, over to our PM who will have those items taken care of today.  Our PM requested that the hubby and I take a trip out there tomorrow morning for another walk-through before our drywall is installed.  I really adore our PM...just sayin'!  

The bottom line is we thought the inspection was well worth the money.  Things he observed and commented on would have never been a thought to us.  He was the professional AND he did not have any emotional attachment to the home.  As eager homeowners, we tend to be so happy about the bigger picture that we can sometimes overlook the smaller things (at least that is how we were).  We have learned so much through this process, and I am beginning to separate the homeowner part of my feelings from the business side of things.  

Most likely, we will also have the inspector join us in the final walk-through.  There are some things he mentioned that could be very helpful in the future.  For example, we knew to check the water lines, but we would not have thought to let it run for 40 min.  eeekkkkkk

If you are trying to decide if you should have your own inspector, I would suggest you go for it!

    We got our own inspector too and we are really glad we did! For one, I really think it makes the PM more aware of what's going on on a conscious and subconcious level. We also felt that he picked out things we never would have seen. Even though he didn't see anything that would have really compromised our home it gave us peace of mind!

    We're having him come again before we close just in case he sees anything. I think it's worth the cost!

  2. I don't think it hurts anything at all to get your own inspection. It kinda gives you more peace of mind. I have every confidence in the world in my PM, but the more eyes on something, the better. People are people, and mistakes happen. Never hurts to have another set of eyes involved!

    We just had our inspection too. Happy to report that things were good! It's totally worth the money for piece of mind. We will be using the same inspector for our pre settlement.

    It's nice to have that piece of mind. The one thing our inspector caught was the lack of support for some plumbing pipes. That would have drove me crazy had they started knocking!!

    1. Yay!!! I am happy that your report was favorable! Thank you for advice. You know when we originally scheduled our inspection, even though they mentioned their pre-settlement services, we thought "that probably won't be necessary". Hmmmm, silly rabbits we were! They WILL be back with us as well. "Piece of mind" is the greatest feeling! :-)

    2. Yes ma'am! We are probably going to do the 11 month inspection too! He comes in and checks out everything before the warranty expires. I Think that will be worth it too.

      Its such a large purchase it's totally worth the piece of mind! What's a couple hundred dollars more when you are spending so much? Haha.

    1. Hello and congratulations on your new home! I hope you are enjoying the process so far!! As far as the inspection company we used, we loved them. It will be three years soon, and we have not had any surprises as far as the inspection is concerned. I would highly recommend them for anyone building in the area! It was easy to get an appointment, the guy was very thorough and the follow-up was seamless. Great process!
